Mold Testing & Inspection in South Florida
A musty smell, recurring staining or a recent leak can leave you unsure what is happening behind a wall. We discuss the history of the problem, inspect accessible areas and explain whether moisture checks or mold sampling may help.

Start with the moisture problem
Sampling is one part of an assessment. We look at visible conditions, reported leaks and accessible moisture-affected materials to help define the next steps. Tell us when the problem began, what repairs have been made and whether the area has stayed damp.
Inspection and moisture checks
We inspect accessible affected areas and use moisture measurements where appropriate to investigate water intrusion and damp building materials.
Sampling options
Air or surface sampling may be appropriate for some questions. We explain the proposed samples, laboratory analysis and limitations before proceeding.
A recent inspection in Hallandale Beach
A homeowner called about suspected mold on a ceiling. The inspection also included a water-heater closet. Removing the baseboard exposed additional affected material, showing why an inspection should consider nearby moisture sources rather than only the first visible stain.
What you can expect
- Discuss the concern: share photos, property access and any known leak history.
- Agree on the scope: we explain the inspection and any recommended sampling costs.
- Review the findings: observations and any laboratory results are considered together.
- Plan the next step: moisture correction, further investigation or remediation may be recommended depending on the findings.
Testing and remediation serve different purposes
An assessment investigates conditions; remediation addresses affected materials and contamination. If independent assessment or post-remediation verification is required, we discuss arranging a separate assessor. The testing scope and any remediation work must meet the requirements that apply to the project.
Common questions
Do I need testing if I can already see mold?
Not every visible growth problem requires sampling. The purpose of the inspection, extent of damage and project requirements determine whether tests will add useful information.
Can you identify mold from a photo?
Photos help us understand the concern, but they cannot reliably identify mold species or reveal the full extent of concealed damage.
Can testing guarantee that a home has no mold?
No. Samples reflect particular locations and conditions at the time of collection. Results need to be interpreted with the inspection and moisture history.
